Description:

Facility Manager

Responsible for supervising building engineers and technician staff and managing facility resources. Must be able to work alongside the team to support the facility systems (i.e. mechanical, electrical, plumbing, HVAC and automated building management systems). The position calls for someone with technical competence.

Essential duties and responsibilities include:

  • Insuring proper maintenance and repair of the entire facility.
  • Providing technical support, overseeing and/or assisting with repairs and maintenance of all facility systems and equipment.
  • Supervising full-time engineering and maintenance staff. Properly schedule staff to cover facility operating hours in an efficient and effective manner. Assign specific work tasks and monitor progress as to timeliness and quality of results.
  • Developing training programs that ensure that all staff members are proficient in operating and maintaining all related building systems.
  • Maintaining department employee records; and providing group and individual counseling related to department goals and objectives, planning sessions, project updates, department performance reviews, individual performance reviews, and disciplinary actions.
  • Attending weekly staff meetings. Developing and maintaining a harmonious working relationship with all other departments.
  • Developing, implementing, documenting and maintaining effective facility maintenance policies, procedures and programs. To include PM software program tracking HVAC systems and equipment, electrical systems and equipment, refrigeration systems and equipment, kitchen systems and equipment, structural systems, facility hardware systems and equipment, and facility material handling and specialty equipment.
  • Overseeing and supporting the development and implementation of standard operating procedures.
  • Overseeing and providing cause for proper control and care of inventories of supplies, spare parts, shop tools and equipment.
  • Being responsive to tenant requests in the areas of safety, plumbing, mechanical, electrical and environmental needs through both personal contact and work order systems.
  • Managing work order details.
  • Managing and maintaining routine, precautionary and emergency alarms from building automation and life safety systems.
  • Developing an emergency action plan for system malfunctions or breakdowns; developing corrective actions and solutions.
  • Ensuring proper utilization of Altum System (repairs, PMs).
  • Acting as contact for suppliers, contractors and vendors.
  • Analyzing needs and planning preventive maintenance programs and upgrades for systems.
  • Providing cause for proper working conditions, safe working procedures, and a clean and orderly work environment.
  • Updating management with timecard corrections, performance reviews, purchase request orders, operating budget, energy consumption analysis, and special project reports and recommendations.
  • Assisting in overseeing contracted maintenance agreements. Developing bid specifications, renewing agreements, and managing all other related items to ensure that acceptable and quality performance levels are achieved.
  • Reading and interpreting performance charts and control panels to evaluate the efficiency of each system.
  • Adhering to OSHA, NFPA and other applicable safety codes.
  • May occasionally have to enter areas where fumes, airborne particles and toxic or caustic chemicals are present.
  • Working extended and/or irregular hours including nights, weekends and holidays, as needed.
  • Preparing necessary supporting documents for start and completion of engineering projects.
  • Preparing estimate for damages received during events and contractors in the building.
  • Overseeing code reviews, enforcing best practices in coding standards, and implementing quality assurance processes to maintain high standards of software or hardware development.
  • Assessing team skills and project needs to allocate resources efficiently, ensuring the right engineering talent is assigned to the most critical tasks.
  • Guiding teams in optimizing systems for performance, reliability, and cost-effectiveness, and leading efforts in diagnosing and resolving technical issues.
  • Regular attendance is an essential job function.
  • Position requires the ability to work at all Legends Global venues in Wichita and Andover.
  • Other duties as assigned.

Supervisory responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.
